'La Belle du Coteau' is a luxury, five bedroomed villa situated at ‘Le Sableau’, close to Marans. It is at the border between the Vendée and Charente Maritime areas of France. Set in a quiet location yet not isolated, the house has fields to the front and rear with its own private fishing pond and a canal at the bottom of the 1 acre garden. You will have exclusive use of the property's Private heated pool, there is also a 6 person jacuzzi for your enjoyment. Other facilities include a garage and private parking for several cars, games room with table tennis and a selection of bikes. The swimming pool and pond areas are both fenced.

The 25m2 lounge has leather sofas and other seating for up to 10 guests. There is a large flat screen TV showing British free view channels, DVD and CD players. The separate dining room also seats ten, and there is a large modern, fitted kitchen with eye level oven, ceramic hob with extractor hood, dish washer, microwave oven, fridge-freezer, toaster, large range of cupboards , and a breakfast area. The washing machine and ironing facilities are in the separate utility room. Three steps down from the kitchen is the master suite and en-suite wet room, with magnificent views over the garden where deer, red squirrels and ducks are regularly seen. There is also a twin room on this level, again with en-suite wet room. Both rooms have built in wardrobes. Leading off the dining room there is a third ground floor bedroom with double bed, built in wardrobes and adjacent toilet and wash basin. Upstairs is a second twin room and another double, en-suite room. There is a family bathroom with spa bath, twin washbasins and shower cubicle. Also on the first floor is a mezzanine with seating and bookshelves. The house has been furnished and fitted to a high standard, and is one of a very few of this quality to be found so close to La Rochelle. Outside is a terrace with barbecue and garden furniture for al fresco eating. Other facilities include games room, garage and private parking for several cars, private HEATED SWIMMING POOL & JACUZZI, games room with table tennis and a selection of bikes. The swimming pool and pond areas are both fenced. The longest cycle track in the Vendée which runs between the Venise Verte and Aiguillon sur Mer on the coast, passes just two minutes from the house. There is a very good restaurant at Le Sableau and an excellent bakery at nearby Chaillé Les Marais. Bread can also be delivered if you prefer, from another local boulangerie. It's a five minute drive to the town of Marans which has supermarkets, banks, restaurants, a weekly market plus summer craft markets, and boat trips on the canal. 15 minutes drive from Marans takes you to the wonderful town of La Rochelle and on to the Ile de Ré *ONLY 10 MINUTES FROM THE OWNERS PROPERTY *20 MINUTES FROM LA ROCHELLE AND THE AIRPORT
